For the last three decades, Nelson & Company has collaborated with City, County and State officials to facilitate the redevelopment plan for Downtown Oviedo. This includes a comprehensive vision for an urban town center that is walkable and connected, merging business with residents.
The strategic plan involves enhancement of roadway, utility and drainage infrastructure to provide a safe, sustainable commercial and residential environment for the residents and visitors while allowing pedestrian and vehicular traffic to flow safely and efficiently.

Preliminary Design Concept
As part of the Geneva Drive Realignment Agreement, Nelson & Company (Evans family et. al.) purchased surrounding blocks of land to help facilitate a grid system in Oviedo’s infrastructure to ease the congestion of planned growth for historic Downtown Oviedo.
In 2022, Nelson & Company submitted a complementary and comprehensive Mixed-use Design Concept Plan that focuses on creating area parks and trail systems to encourage walkability and creating “a sense of place,” meaning a cohesive connection between the different building types. It includes a mix of multi-story residential buildings with retail on the ground floors, parking garages, a hotel, a new connector road for community use and events.
The “Water Tower District” is a glimpse into bridging Oviedo’s agricultural past with a future city center full of vitality.
A Record of Execution
Past Developments
Nelson & Company’s vision for Downtown Oviedo builds on decades of completed development across Evans family land.
Oviedo on the Park
A mixed-use development built on Evans family property, delivered as a public-private partnership with the City of Oviedo. A 2002 bond referendum funded the park, cultural center, and amphitheater.
Kingsbridge East & West
Master-planned residential communities developed on Evans family properties beginning in the 1990s, with the Evans family as lead on all development projects.
Sunset Preserve at Lake Pickett
One of Nelson & Company’s largest projects outside Oviedo, entitled and sold to Pulte Homes for development as Sunset Preserve.
Evans Square
A residential development on Evans family property in Oviedo, part of the family’s transition from agricultural holdings into commercial real estate.
Reformed Theological Seminary & Solary Park
The Evans family was instrumental in bringing RTS—one of the largest Protestant seminaries in the United States—to Oviedo. Solary Park was completed through partnership with local and state government, alongside new road infrastructure with FDOT, the City of Oviedo, and Seminole County.
